James River flood risk in Richmond
The James River runs through the center of Richmond and has a documented flood history. Standard homeowners and renters policies do not cover flood damage. Neighborhoods in lower-lying areas near the James River, Shockoe Bottom, and the Shockoe Creek corridor may be designated within FEMA Special Flood Hazard Areas where flood insurance is required for federally backed mortgages. We evaluate your property's flood zone status and compare NFIP and private flood coverage options.
Virginia Law
VA Minimum Coverage (Effective July 1, 2025)
Updated Limits for 2025
Virginia raised its minimum liability limits on July 1, 2025, from 30/60/20 to 50/100/25 under House Bill 1077. Virginia is an at-fault state. Virginia law also requires uninsured motorist coverage at the same limits as your liability coverage (Code of Virginia Section 38.2-2206). If your policy predates July 2025, verify your limits are updated at renewal.
While Virginia's new minimums are higher than before, they may still be insufficient for Richmond families with significant home equity and savings. We show you the premium difference for higher limits across 30 plus carriers so you can make an informed decision.

Common Questions
As of July 1, 2025, Virginia requires minimum liability coverage of 50/100/25: $50,000 bodily injury per person, $100,000 bodily injury per accident, and $25,000 property damage liability. These minimums were raised from 30/60/20 under House Bill 1077, signed into law and effective July 1, 2025 (Code of Virginia Section 38.2-2204). Virginia is an at-fault state, meaning the driver who causes an accident is responsible for the other party's damages.
Yes. Virginia raised its minimum liability limits on July 1, 2025, from 30/60/20 to 50/100/25 under House Bill 1077. If you purchased a policy before that date, verify your policy reflects the updated minimums. Policies renewed or issued after July 1, 2025 must meet the new 50/100/25 requirement. We can review your current coverage and confirm you are compliant.
Richmond homeowners insurance costs vary by home age, construction type, proximity to flood zones, coverage limits, and carrier. The James River and its tributaries create flood exposure in lower-lying Richmond neighborhoods that can affect both premium and coverage gaps. As an independent broker we compare 30 plus carriers to find the most competitive rate for your specific property and ZIP code.

Uninsured motorist coverage is required for all Virginia auto policies at the same limits as your liability coverage (Code of Virginia Section 38.2-2206).
Most Richmond small businesses need at minimum a General Liability policy. Many benefit from a Business Owner's Policy (BOP), which bundles general liability and commercial property at a lower combined cost. Virginia requires workers compensation for most employers with three or more employees (Code of Virginia Section 65.2-300). Service businesses and government contractors should also consider Professional Liability. We identify the right combination for your industry.
Yes. Renters insurance covers your personal belongings against theft, fire, and other covered perils, provides liability protection if someone is injured in your rental, and includes loss-of-use coverage if your unit becomes uninhabitable. Flood damage is excluded from renters policies and requires separate flood insurance. Richmond renters insurance typically costs $15 to $25 per month depending on coverage limits.
